Minimum Nights

Cosby Creek Cabins requires a two night minimum night stay during most of the year. However, we do have additional minimums for some holidays and other special events.

Payment Terms

All reservations require at least a one nights deposit to reserve. If arrival date is within three weeks of booking date, then whole amount is due at time of booking. All deposits must be made with a major credit card. (Amex,Visa, Mastercard,& Discover) All remaining balances are due three weeks prior to arrival date. We accept credit cards, money orders and checks for the remaining balance. By clicking on, or signing this agreement, guest is authorizing Cosby Creek Cabins to make the appropriate charges for rent and/or damages to the credit card provided by guest.

Accommodations

Guest must be at least 25 years of age to reserve. Because of safety regulations, the cabin can only accommodate the number of guests listed for each cabin. This policy is strictly enforced and your reservation will be cancelled with no refunds if it is violated.

Cancellations and Changes

All cancellations or changes to reservations must be made by the person listed on the reservation. If a reservation is cancelled at least 30 days before arrival date, then all but the amount of one nights rate, of the deposited monies will be refunded. If a reservation is cancelled less than 30 days of arrival date, all deposited monies will be forfeited if the cabin cannot be re-rented for an equal number of nights. Cosby Creek Cabins cannot be responsible for inclement weather, illness, etc. Your cabin has been blocked for the number of nights on the reservation, we cannot issue a refund for late arrivals or early departures.

Check In & Check Out

Check in time is 4:00 PM. No early check in is permitted unless arranged beforehand.

Check out time is 10:00 AM. Please be prompt about checking out as we will have to prepare the cabin for other guests. We ask that you place all trash in the outside containers, place all wet linens in the bathtub, wash and put away any dishes, set the thermostat to 60 in the winter and 75 in the summer, secure all windows and doors, and place the key back into the lock box.

Damages

All of our properties are vacation homes that are privately owned and furnished. All items in the cabin are inventoried before and after each guest, missing items will result in additional charges and possible criminal charges. Guests will not permit or participate in any actions that will cause damage or excessive cleaning to the property. The cleaning fee is for basic housekeeping. Guest are expected to wash and put away all dishes and cookware. The registered guest will be responsible for the actions of their visitors. House parties and receptions are strictly forbidden and will result in an immediate eviction without any refund.

Housekeeping

Each cabin is cleaned after each guest. No housekeeping services are provided during your stay unless special arrangements are made at an additional cost. The cleaning fee covers basic housekeeping after check-out, it does not cover excessive cleaning. Examples of excessive cleaning: Dirty dishes and cookware, soiled linens with make-up, motor oil, etc., trash in and around the property, candle wax around hot tubs and jacuzzi tubs, body lotion in hot tubs. Guests will be charged for any excessive cleaning that is required and by signing this agreement understands and authorizes such charges.

NO SMOKING

All of our properties are non-smoking. Please be respectful of others and avoid a $150 odor elimination fee by not smoking inside the cabin. Smoking on the porches is permitted. By signing this agreement, guest understands and authorizes odor elimination fee if smoking is detected.

Creeks / Ponds

Some cabins are located on or near a creek or pond. Any activities on or near the creek or pond are AT YOUR OWN RISK. Children must always be supervised to ensure their safety. Tampering with or damaging any safety device is prohibited and should only by used in emergencies. Misuse of safety devices will result in additional charges.

Hot Tubs

The hot tub has been provided for the convenience of our guests, please be aware that there are certain health risks associated with hot tub use. Please check with your doctor if you have concerns about using a hot tub. Bromine is used to treat the water in our hot tubs. Bromine can cause skin irritation and may discolor clothing. USE THE HOT TUB AT YOUR OWN RISK. Children are drawn to water., and are not to be left unattended in our near the hot tub. Any extra cleaning of the hot tub that is required due the activities of the guests will be charge to the registered guest. DO NOT stand or sit on the hot tub cover. There will be a $500 charge for broken or damaged covers.

Amenities

Each cabin is equipped with charcoal grill (charcoal not provided), cable or sat television, bath and bed linens, microwave, coffee maker, and toaster. A starter supply of toilet paper, paper towels, and soap, is also provided for your convenience. Your cabin may have other amenities that are not listed, please refer to the cabins webpage for a complete list.

Pets

Some of our cabins do allow small pets for an additional one time charge. All pets must be disclosed at the time reservation is made. Because of guests that have pet allergies, any pet that is found in a non pet cabin will result in an immediate eviction and a $150 pet odor elimination fee. Pets must be crated when left unattended in the cabin.

Fire Safety

Our cabins are all wood structures, and most of them are in wooded areas that are in close proximity to the National Park, we can’t allow you to be responsible for the loss of property or life, please observe the following fire safety rules:

Do not move grills for any reason.

Do not leave burning grill unattended.

Follow all safety guidelines on charcoal and lighter fluid.

No outside fires except in designated areas.

NO FIREWORKS!

Do not leave wood burning fireplaces unattended.

Use the screen on the fireplace to prevent falling embers.

Use extreme caution when removing ashes.

Refunds

Cosby Creek Cabins strives to keep all of our properties in good working order. However, as with anything that is mechanical, failures do sometimes occur. Any damages or problems not reported will be charged to the registered guest. No refunds will be issued for early departure, malfunctions in equipment (i.e. Hot Tub, Jacuzzi Tubs, Televisions, DVD’s, etc.) or weather conditions. Cosby Creek Cabins reserves the right to move your reservation to a comparable property if necessary. All refunds that are issued for cancellations, etc., will be made to the credit card used at the time the reservation was made.

Inclement Weather

Our properties are located in a rural, mountainous area. Weather events can occur that may result in the loss of utilities such as electricity, water, phone, etc. Properties are not equipped with backup generators, heat sources or water sources. Road conditions may also restrict personnel from accessing properties during weather events. Guests are responsible for their own provisions during inclement weather events.

Road Conditions

Mountain roads can by curvy and steep. We do recommend four wheel drive and/or chains during the winter months. We do not refund for road conditions. Guests must be prepared for ice and snow during winter months.

Lost Items

Cosby Creek Cabins nor the property owners are responsible for personal property that is left in the cabin. If personal items are found, they will be kept by Cosby Creek Cabins for 30 days. It is the responsibility of the guest to call and request lost items to be returned. After 30 days, any unclaimed property will be disposed of by Cosby Creek Cabins.

Privacy and Security

We respect and are committed to protecting your privacy. We only collect such personal information that is required to secure your reservation. We will never sell your personally identifiable information to anyone.

Your payment and personal information is always safe. Our secure sockets layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

Cosby Creek Cabins nor the home owners are responsible for accidents, illness, or injuries that occurs on the premises or facilities. Cosby Creek Cabins nor the home owners are liable for loss or damage to any property due to theft, fire, water, rain, hail, lightning, explosion or failure of utilities of Guest or visitors of Guest at any time while located on the premises. It is agreed that the guest is assuming the risk of any harm arising from their use of the premises, or others that the guests may have invited to the property.

SMS Terms of Service

  • When you opt-in to the service, we will send you an SMS message from (865) 277-9010 to confirm your signup.
  • This service is used to send you notifications about your reservation, including payment reminders, checkin/checkout instructions and property entry codes.
  • You can cancel this service at any time. Just text “STOP” to (865) 277-9010. After you send the message “STOP” to us, we will send you a reply message to confirm that you have been unsubscribed. After this, you will no longer receive messages from us. If you want to join again, text “START” to the same number and we will start sending messages to you again.
  • If at any time you forget what keywords are supported, just text “HELP” to (865) 277-9010. After you send the message “HELP” to us, we will respond with instructions on how to use our service as well as how to unsubscribe.
  • Carriers are not liable for delayed or undelivered messages.
